Adds definitions of "condominium hotel" (units in a project providing transient lodging for less than 30 days) and "hotel" (structures providing transient lodging with customary hotel services) to Hawaii Revised Statutes Chapter 514B.

Requires developers converting hotels to condominium hotels to disclose in their public reports the total general excise taxes (Chapter 237) and transient accommodations taxes (Chapter 237D) remitted annually for the three years prior to conversion.

Requires condominium hotel operators to file an annual report with the real estate commission by December 1 each year, including monthly occupancy status by unit, classification of each unit as apartment/hotel/time share/commercial, and total employee count.

Applies to registered condominium hotel operators, defining restrictions on their operations including prohibition of lodging stays of 30 days or longer and prohibition from acting as real estate brokers.
