Amends Hawaii Revised Statutes Section 514B-105(b) to allow condominium associations to adopt rules requiring unit owners to prohibit smoking inside units as part of lease agreements with tenants.

Adds smoking prohibition requirements to the existing list of permissible regulations that associations may enforce regarding unit use and occupancy.

Establishes that smoking prohibitions in lease agreements are considered reasonable regulations that do not unreasonably interfere with unit owners' use and enjoyment of their properties.

Cites secondhand smoke as a Class A carcinogen containing approximately 70 known or probable carcinogens, and references federal Centers for Disease Control and Prevention findings linking exposure to heart disease, lung cancer, and stroke.

Takes effect upon approval.
