Amends Chapter 201H of Hawaii Revised Statutes to add a new section exempting affordable housing units acquired, developed, financed, or rehabilitated by qualified nonprofit housing trusts from sections 201H-47, 201H-48, 201H-49, and 201H-50.

Requires qualified nonprofit housing trusts to establish owner-occupancy and buyback restrictions to keep housing units affordable for a specified number of years (amount left blank in bill text).

Exempts qualified nonprofit housing trusts from the 10-year owner-occupancy requirement, 10-year buyback requirement, owner qualification restrictions, and shared appreciation equity requirements.

Takes effect on January 1, 2050.
