Clarifies that directors elected by a specific class of unit owners in a mixed-use condominium project may only be removed or replaced by a majority vote of that same class, rather than all unit owners.

Permits condominium associations to cast votes for nonresidential units they own in director elections when voting is limited to owners of nonresidential units, addressing issues in mixed-use projects with both residential and commercial units.

Maintains the existing prohibition on associations casting votes for residential units while creating a specific exception for nonresidential units in mixed-use projects where directors are elected by different classes of owners.

Amends sections 514B-110(h) and 514B-123(c) of Hawaii Revised Statutes to implement these changes.

Effective upon approval.
