Adds a new section to Hawaii Revised Statutes Chapter 514B defining 14 specific functions that managing agents of condominiums may perform, including controlling association funds, preparing budgets, conducting meetings, collecting amounts due, and coordinating property maintenance.

Exempts persons from licensing or registration requirements under section 514B-132 if they perform only clerical or ministerial functions under direct supervision of a licensed managing agent, or if they perform only maintenance functions without assisting with managerial duties.

Amends the definition of "managing agent" in section 514B-3 to clarify that managing agents manage the operation of the property and may perform any of the functions described in the new section.

Takes effect upon approval.
