Amends Hawaii Revised Statutes Section 508D-15 to require sellers of residential real property to disclose the presence of all albizia trees on the property in the disclosure statement provided to buyers.

Requires disclosure of the presence of any hazard albizia trees on neighboring properties, with "hazard albizia tree" defined as any albizia tree taller than eight feet growing within 1.5 times its height from roads, structures, power lines, hiking trails, areas of congregation, or anything of value.

Mandates that disclosure statements include information about albizia tree risks, specifically that fallen branches and debris may pose substantial threats to infrastructure and individuals due to the trees' shallow roots, brittle wood, and weak structure.

Provides that any ambiguity arising from albizia tree disclosure requirements shall be construed in favor of the seller if a good faith effort was made to determine applicability.

Takes effect upon approval.
