Clarifies that condominium declarations may be amended by vote or written consent of unit owners representing at least 67% of the common interest, unless the declaration is amended to require a higher percentage.

Allows installation of solar energy devices on condominium units with board approval and reasonable rules, regulations, and specifications.

Authorizes the board to install solar energy devices and wind energy devices on common elements and certain limited common elements (such as building roofs) without requiring consent of individual unit owners if the installation does not directly affect nonconsenting owners.

Specifies that installation of solar energy and wind energy devices on common elements shall not be deemed to alter, impair, or diminish common interests, common elements, or easements, nor constitute a material structural change to the project.

Effective date: July 1, 2050.
