Requires sellers of residential real property adjacent to the shoreline to disclose all permitted and unpermitted erosion control structures on the parcel or on state land adjacent to the parcel, including expiration dates and violations.

Mandates disclosure of annual coastal erosion rates for the zoning lot as determined by historical analysis and shown on official county databases when publicly available.

Adds new disclosure requirements to existing Hawaii Revised Statutes § 508D-15 that already require disclosures for properties within flood hazard areas, noise exposure areas, military compatibility zones, tsunami inundation areas, and sea level rise exposure areas.

Clarifies that sellers have no duty to examine public records to obtain this information beyond what is required under the specified disclosure sections.

Takes effect on July 1, 2050.
