HB 464 Summary

• Requires landlords to provide 60 days' written notice before increasing rent or terminating tenancies for rental agreements with terms greater than 90 days.

• Establishes 90 days' notice requirement for landlords or tenants to terminate tenancies of three years or more, and 60 days' notice for tenancies of less than three years.

• Increases notice period for terminating tenancies less than month-to-month from 10 days to 15 days.

• Maintains existing notice requirements for month-to-month tenancies (45 days for rent increases, 120 days for demolition or conversion) and tenant terminations of month-to-month tenancies (28 days).

• Takes effect July 1, 3000 and applies to all rental agreements and renewals entered into on or after the effective date.
