Removes heightened legal protections for officers and directors of condominium associations organized under Hawaii's nonprofit corporation law (HRS Chapter 414D)

Condominium association officers and directors would be held to an ordinary negligence standard (reasonable person) rather than the gross negligence standard that applies to other nonprofit volunteers

Eliminates safe harbor provisions that currently allow condominium association board members to rely on information from employees, legal counsel, accountants, or committees without liability

Removes immunity protections for unpaid volunteer board members of condominium associations, exposing them to greater personal liability for their decisions

Takes effect July 1, 2025, and does not apply retroactively to rights, duties, or proceedings that existed before that date
