Transfer on death deeds are revocable, nontestamentary instruments that do not require notice, delivery, acceptance, or consideration from beneficiaries during the transferor's lifetime

Requires transfer on death deeds to contain essential elements of a recordable deed, state that transfer occurs at death, and be recorded with the county recorder before the transferor's death

Permits revocation only through specific recorded instruments such as a subsequent transfer on death deed, instrument of revocation, or inter vivos deed that expressly revokes the original deed

Applies to transfer on death deeds made before, on, or after the Act's effective date when the transferor dies on or after the effective date
