Creates new Chapter 558C regulating "residential arrangements" where buyers purchase interests in business entities (partnerships, LLCs, corporations, trusts) that grant exclusive possession of residential property rather than purchasing the property directly

Requires managing entities to disclose to purchasers that they are buying an interest in a business entity, not real property itself

Prohibits mandatory arbitration clauses in residential arrangement agreements, requiring disputes to be resolved in state or federal courts

Bars managing entities from discriminatory practices that would violate Chapter 216 (Iowa Civil Rights Act) if the business interest were treated as real property, including restricting transfers, imposing discriminatory conditions, or refusing to grant interests to qualified persons

Allows interest owners to transfer their interests without managing entity approval and prohibits entities from charging transfer fees or sharing in sale proceeds; violations constitute unlawful consumer practices enforceable under sections 714.16 and 714H with courts empowered to enjoin development activities
