Amends Idaho Code Section 45-1510 regarding trustee's deed recording and effect on property title.

Establishes that a trustee's deed is deemed effective as of the sale date and time if recorded within 15 days after sale, or the first business day following the 15th if the county recorder is closed on that date.

Allows only the trustee or beneficiary who caused the trustee's deed to be recorded, or their successor in interest, to record a notice of rescission when a trustee's sale is invalidated by bankruptcy stay provisions or court orders.

Provides that recording a notice of rescission restores record title and the priority status of all lienholders to the condition existing prior to the trustee's deed recordation.

Specifies the required form and content for a notice of rescission, including the deed of trust details, property description, default notice information, and rescission purpose.
