Amends Section 54-4104 of Idaho Code to revise definitions related to real estate appraisers and appraisals.

Modifies definition of "appraisal" or "real estate appraisal" to clarify it means an analysis, opinion or conclusion relating to the value, nature, quality, or utility of specified interests in identified real estate.

Revises definition of "appraisal assignment" to specify that an appraiser acts or would be perceived as acting as a disinterested third party in rendering an unbiased opinion or conclusion about real property value, nature, quality or utility.

Maintains existing definitions for appraiser license types including state certified general appraiser, state certified residential appraiser, and state licensed residential appraiser with transaction value limits of $1,000,000 for noncomplex residential units and $250,000 for complex residential units.
