Purchaser at a trustee's sale may dispose of titled personal property remaining on unoccupied premises in accordance with applicable law.

Purchaser may remove nontitled personal property from unoccupied premises and place it in storage, then dispose of it after providing 90 days' written notice to the last known occupant via first class mail.

Notice of nontitled personal property disposal must be posted conspicuously on the premises and include a name, address, and phone number for inquiries, along with a general description of the property and intended disposition method.

If the previous owner fails to claim nontitled personal property within 90 days of written notice, all rights to the property extinguish and the purchaser incurs no further liability to the owner or potential claimants.
