Amends Idaho Code Section 6-310 regarding actions for possession of land to five (5) acres or less, including cases involving nonpayment of rent, controlled substance unlawful activity, or tenants at sufferance.

Revises requirements for verified complaints in forcible detainer actions to require property owners to state that demand for surrender of property has been made to the defendant and that the defendant has refused to surrender the property.

Establishes trial scheduling requirements of 72 hours from complaint filing (excluding weekends and holidays) for forcible detainer actions, with service of summons and complaint required at least 24 hours before trial.

Imposes liability for treble damages on property owners who file forcible detainer actions when a landlord-tenant relationship existed with the defendant or when filing in bad faith.

Makes technical corrections to language regarding notice requirements in forcible detainer proceedings.
