Amends Idaho Code Section 45-108 to clarify that liens securing future obligations created by contracts, including those secured by deeds of trust, are valid and enforceable.

Establishes that liens securing future obligations are valid against all subsequent persons and claims acquired after the contract is made, except where the secured party had actual notice of the subsequent claim when the obligation was created.

Provides that liens remain prior and superior to subsequent claims when the secured party was legally bound to make advances or when consideration was necessarily applied to maintenance and preservation of the property.

Clarifies that making advances or providing consideration for future obligations remains optional unless otherwise specified in an express contract.

Effective July 1, 2024, with an emergency clause declared.
