HOAs in existence for 10+ years as of July 1, 2026, will automatically dissolve on July 1, 2029, unless members vote against dissolution by majority vote.

HOAs less than 10 years old or created after July 1, 2026, will automatically dissolve 10 years after their articles of incorporation are filed unless members vote against dissolution.

HOAs must hold a membership meeting before automatic dissolution dates, with notice provided per Idaho Code section 30-30-505, including a plan of dissolution.

Common property remains dedicated to common use of members after dissolution; assets must be transferred to a successor entity, lot owners, or local government.

If members vote against dissolution, the HOA continues but faces automatic dissolution again 10 years later, repeating every 10 years until dissolution occurs.
