Contractors must file a mechanics lien claim within 4 months of project completion or lose enforceability against other creditors, purchasers, or lienholders.

A filed lien claim must include a brief statement of the contract, balance due after credits, and a sufficient description of the property to identify it.

Liens for materials are not defeated if the material was not actually used in construction, provided it was delivered to the owner or construction site in good faith for construction purposes.

For multiple buildings under one contract between the same parties, material delivered to any building may secure a lien against all buildings and their land.

Contractors working on owner-occupied single-family residences must notify the owner in writing within 10 days of recording a lien; failure to do so extinguishes the lien to the extent of any damages suffered by the owner.
