• Prohibits associations from assessing special fines, fees, dues, or penalties against 501(c)(3) nonprofit unit owners for leasing their units under this protection.

• Extends the same leasing protection provisions to homeowners' associations and common interest communities under the General Not For Profit Corporation Act.

• Requires bylaws to include provisions allowing unit owners to continue leasing if the association amends its rules to prohibit leasing, provided the owner is a 501(c)(3) incorporated entity and was leasing before the prohibition took effect.
