IL HB5672

Amends the Plat Act (765 ILCS 205/1) to require that parcels, tracts, or lots created through division, conveyance, exchange, or sale of land comply with locally adopted zoning and subdivision ordinances.

Exempts land divisions from subdivision plat requirements in 10 specified circumstances, including divisions into parcels of 5 acres or more with no new streets, sales between adjoining property owners, conveyances for public utilities, and wind energy device plats.

Permits individual counties to establish standards or ordinances reducing the acreage minimum threshold from 5 acres to no less than 2 acres, provided a survey is made by an Illinois Registered Land Surveyor.

Requires that if a plat is made by an Illinois Registered Surveyor for land otherwise exempt from plat provisions, such plat must be recorded and recorders of deeds are not responsible for determining whether exemptions apply before accepting deeds.

Takes effect immediately upon becoming law.
