IL HB2090

Amends the Plat Act (765 ILCS 205/1) to clarify that subdivision plat filing exemptions do not excuse compliance with local subdivision requirements, except for exemptions related to railroad/public utility conveyances, highway/public purpose conveyances, and corrections to prior conveyances.

Deletes language from the exemption for sales of single lots under 5 acres that previously stated the exemption "does not invalidate any local requirements applicable to the subdivision of land."

Establishes that exemptions 1-4, 8-10 do not invalidate local requirements, while exemptions 5-7 (railroad, public utility, and highway conveyances) remain fully exempt from local subdivision compliance requirements.

Preserves county authority to establish standards reducing the acreage minimum to no less than 2 acres when surveys by Illinois Registered Land Surveyors are conducted and plats are recorded.
