HB2728 Amendment Summary

• Establishes smoke detector installation requirements for dwelling units and hotels, with detectors placed within 15 feet of sleeping areas on ceilings 6 inches from walls or on walls 4-6 inches from ceiling

• Requires single-family residences to have at least one smoke detector on every story including basements, with exceptions for unoccupied attics and split-level units

• Mandates multi-unit and mixed-use structures to install smoke detectors at the uppermost ceiling of each interior stairwell

• Assigns owner responsibility for supplying, installing, and maintaining detectors in common areas, while tenants are responsible for testing detectors and replacing batteries in their units except at initial occupancy

• Requires newly constructed or substantially remodeled dwellings after January 1, 2011 to have AC-wired detectors with battery backup power sources, and interconnected detectors if multiple units are installed

• Obligates hotels to provide specialized smoke-detecting devices for deaf and hearing impaired guests at a rate of at least one per 75 occupancy units (maximum 5 per hotel) and post notice of availability at main desk
