Amends the Code of Civil Procedure to make gang-related activity, as defined in the Illinois Streetgang Terrorism Omnibus Prevention Act, sufficient grounds for a landlord to void a lease and evict a tenant.

Allows persons who reside, work, or own property within a 2-block radius of a building to serve landlords with a 10-day notice demanding investigation and potential forcible entry and detainer action against tenants engaged in gang-related activity.

Requires landlords to conduct reasonable investigation within 10 days of receiving notice and to notify the person who filed the complaint of their findings and actions taken.

Permits persons who filed complaints to petition the court for tenancy termination if the landlord fails to investigate, finds no gang-related activity, or takes insufficient action to stop the prohibited conduct.

Awards reasonable attorney's fees and costs to the prevailing party in court proceedings, with additional sanctions available for harassment and mandatory landlord payment if landlord fails to comply with investigation duties.
