Adds "windows, doors" to the list of structural elements that sellers must report awareness of material defects in, alongside walls and floors.

Requires sellers to provide explanations for any "yes" or "not applicable" responses regarding material defects, including those related to windows and doors.

Clarifies that disclosures are based on seller's actual knowledge without requiring specific investigation, and that buyers may choose to purchase property "as is" despite disclosed defects.

Establishes seller liability for continuing obligations to disclose material defects to prospective buyers even after the initial report is delivered.
