IL SB3537

Amends the Common Interest Community Association Act to change exemption requirements for small associations (765 ILCS 160/1-75).

Associations with 10 units or fewer or annual budgeted assessments of $100,000 or less may now elect exemption by majority vote of all members (changed from "unless" language requiring directors or members to affirmatively elect coverage).

Changes the voting requirement from a majority of directors or members to a majority vote of all members for exemption elections.

Maintains existing exemptions in subsection (b) for associations unable to use courts or arbitration for collections, or those with 10 units or fewer or annual assessments of $50,000 or less, with continued requirement to provide notice of meetings to members.
