IL SB2354

Amends the Common Interest Community Association Act to allow boards to close portions of noticed meetings or meet separately to discuss litigation, employee/contractor matters, rule violations, unpaid assessments, and legal counsel consultations, with any votes on these matters taken in open session.

Modifies the Condominium Property Act to reduce the advance notice period for proposed annual budgets from 30 days to 25 days prior to board adoption.

Allows board members to participate in meetings by telephone or acceptable technological means, with such participation counting as attendance in person.

Establishes that unit owners must receive notice of board meetings through posted notices in common areas, electronic transmission (if authorized), or mail at least 48 hours prior to meetings.

Adds provisions allowing boards to ratify emergency actions taken by board members in response to immediate dangers to structural integrity or life, health, safety of unit owners, with notice to owners within 7 business days.
