Reduces advance notice period for proposed annual budgets from 30 days to 25 days for members of common interest community associations and condominiums subject to master associations.

Expands the grounds for closed board meetings to include: discussing pending or probable litigation, employment/contractor matters, interviewing potential service providers, violations of association rules, unpaid unit owner assessments, and legal counsel consultations.

Replaces previous language limiting closed meeting portions to three specific categories with six new categories (A-F) that provide broader authority for confidential board discussions.

Changes apply to both the Common Interest Community Association Act (765 ILCS 160) and the Condominium Property Act's master association provisions (765 ILCS 605/18.5).
