IL SB2556

Amends the Condominium Property Act to allow the board of managers to add attorney's fees incurred due to unit owner defaults to the owner's share of common expenses.

Restricts other collection-related fees (charged by managers or managing agents) from being added to common expenses unless: the fees relate to collecting common expenses, are specified in a management contract, and are explicitly authorized in the association's declaration or bylaws.

Entitles the prevailing party in litigation or arbitration between a unit owner and the association to recover reasonable attorney's fees and costs when disputes involve enforcement of board obligations, disputed charges, or alleged defaults.
