• Amends the Common Interest Community Association Act to void and make unenforceable any covenant, restriction, or condition that prohibits or unreasonably restricts installation or use of electric vehicle charging stations within a unit owner's unit or designated parking space.

• Requires associations to process applications for electric vehicle charging station installation using the same approval procedures as architectural modifications, with automatic approval if not denied in writing within 60 days.

• Establishes that unit owners bear all costs for installation, maintenance, repair, electricity usage, and liability insurance for charging stations in their units or exclusive parking areas.

• Allows associations to install shared electric vehicle charging stations in common areas for all unit owners, and permits creation of new parking spaces to facilitate charging station installation.

• Creates civil liability of up to $1,000 per violation plus actual damages for associations that willfully violate the law, and awards reasonable attorney's fees to prevailing unit owners in enforcement actions.
