• Increases affirmative vote requirements for condominium property sales: 75% for 4-6 units and 85% for 7+ units (previously 66⅔% for 3 units and 75% for 4+ units).

• Requires independent counsel selection during property sales with 75% unit owner vote and mandates disclosure that association counsel represents the association, not individual owners.

• Prohibits communications with unit owners for purchase after they request no contact, and prohibits vote-buying through offers of consideration beyond what's in the written purchase offer.

• Establishes ownership caps on units: 10% for 30+ unit properties, 15% for 20-29 units, 20% for 5-19 units, and one unit for properties with fewer than 5 units (unless bylaws allow less restrictive limits).

• Requires board to obtain statements from licensed contractors validating need and cost for common element repair/replacement and mandates disclosure of all repair documentation to unit owners 30 days before voting on special assessments.
