• Amends the Common Interest Community Association Act to expand board enforcement powers for unit owner violations of community declarations, bylaws, operating agreements, or rules and regulations.

• Requires the board to provide proper notice and opportunity to be heard for 4 consecutive quarters, or 4 consecutive monthly meetings if applicable, before taking remedial action.

• Allows the board to make its own arrangements to remedy violations after the extended notice period if the unit owner still fails to comply.

• Permits the board to add the cost of the remedy directly to the fines charged to the unit owner for the violation.
