Provides a standardized form template for special warranty deeds that must include grantor information, consideration, legal description, common address, permanent index number, and known encumbrances

Requires party names to be typed or printed below signatures and includes a 3x5 inch blank space for recorder use, though failure to meet these formatting requirements does not invalidate the deed

Specifies that properly executed special warranty deeds convey fee simple ownership with limited covenants protecting only against claims arising through the grantor's own actions
