Amends the Conveyances Act Section 8 to establish a statutory form for special warranty deeds in Illinois

Specifies that words "grant," "bargain" and "sell" in fee simple deeds create an express covenant that the grantor owns an indefeasible estate free from encumbrances done or suffered by the grantor, except reserved rents and services

Provides a substantially standardized special warranty deed form that includes grantor and grantee names, property description, county, legal address, permanent index number, and known encumbrances

Requires deed forms to include a 3½ by 3½ inch blank space for recorder use and typed/printed party names below signatures, though non-compliance does not invalidate the deed

Special warranty deeds convey fee simple title with three specific covenants: grantor's lawful ownership and power to convey, freedom from grantor-caused encumbrances (except reserved rents and services), and warranty against claims through the grantor only
