• Allows condominium declarations and amendments filed after the effective date to require that a majority (or lesser number) of board members be owner-occupants of their units as primary residences, but prohibits requiring more than a majority to be owner-occupants.

• Adds electronic voting options for board elections, permitting unit owners to vote using acceptable technological means in addition to in-person ballots or mail-in ballots, if adopted by board rule at least 120 days before the election.

• Establishes that board members may participate in meetings by telephone or other technological means, with such participation counting as attendance in person.

• Permits unit owners to record proceedings at open board meetings and portions thereof required to be open by the Act, with the board authorized to establish reasonable rules governing such recordings.

• Requires board notice of emergency events within 7 business days and description of response actions within 7 days, while allowing boards to take emergency actions without prior unit owner approval.
