Allows mobile home owners to sell their homes to a purchaser of their choice, provided the purchaser obtains a written lease before closing unless they elect to remove the mobile home from the park.

Requires that if a purchaser elects to remove a mobile home, the removal must be completed within 30 days of purchase by a licensed Manufactured Home Installer, with proof of insurance provided to the park owner.

If a purchaser fails to remove the mobile home within 30 days, they must complete the park's application and lease agreement, or sign a storage agreement if they do not meet residency qualifications.

Prohibits park owners from charging fees or commissions on mobile home sales except when the owner requests the park owner's assistance in finding a purchaser, and any commission percentage must be set in writing prior to sale.

Prohibits park owners from requiring removal of a mobile home upon sale unless it is less than 12 feet wide or significantly deteriorated and in substantial disrepair, with the burden on the park owner to demonstrate this condition and provide prior written notice to the tenant.
