Background check and credit check fees are limited to the actual cost or $20, whichever is less, with the fee waived if the tenant provides a check conducted within the past 30 days.

Landlords must provide tenants with a copy of the background check or credit check and the receipt or invoice before collecting any fees.

Move-in fees cannot exceed the reasonable cost to the landlord of obtaining or providing the product or service for which the fee is imposed.

Landlords are prohibited from charging fees for application processing, reviewing, or accepting, or any other payment before or at the beginning of tenancy, except as otherwise provided by law.

Any lease provision attempting to waive or limit these fee restrictions is void and unenforceable as against public policy; nursing home entrance fees are exempted.
