SB3663 - Fuel Gas Detector Act

• Requires building owners to install at least one fuel gas detector in every room containing an appliance fueled by propane, natural gas, or liquefied petroleum gas in residential buildings, fraternity/sorority houses, dormitories, children's facilities, and hotels.

• Establishes that fuel gas detectors must be approved by a nationally recognized testing laboratory and may be battery-operated, plugged in, or hardwired.

• Requires owners of residential rental units to provide working fuel gas detectors at the beginning of each occupancy and repair or replace defective detectors within a reasonable timeframe after written tenant notification.

• Requires persons acquiring buildings by sale or exchange after January 1, 2025 to install fuel gas detectors within 30 days of acquisition or occupancy if not already present, with certification required at closing.

• Prohibits knowingly interfering with or disabling fuel gas detectors except for temporary disconnection during construction/rehabilitation activities, which must be immediately reconnected daily; violations subject to civil penalties up to $500 per violation.

• Effective January 1, 2025.
