Amends the Common Interest Community Association Act to require boards to maintain association records on a website accessible to unit owners and provide 7 years of financial records in downloadable spreadsheet format

Prohibits boards from requiring unit owners to sign nondisclosure or confidentiality agreements concerning board or association actions

Increases meeting notice requirements from 48 hours to 14 days for board meetings and from 10 to 14 days for membership meetings, with notices required via prescribed delivery method and physical posting

Requires boards to offer video conferencing for unit owners who cannot physically attend meetings and allows unit owners to designate a proxy (identified at least one day before the meeting) or record board meetings

Specifies exempt records including personnel/medical files, attorney-client privileged communications, ongoing contract negotiations, executive session records, and security access information
