Property owners may request local law enforcement to immediately remove unlawful occupants from residential or commercial properties by filing a verified complaint, provided the occupants are not current/former tenants, family members, or parties in pending litigation.

Law enforcement must conduct preliminary fact-finding and, upon finding probable cause, serve an immediate vacate notice and restore property possession; agencies may charge a reasonable fee for this service.

Creates two new Class 4 felonies: making false statements to detain real property and fraudulently listing property for sale or rent without legal authority.

Property owners may sue unlawful occupants who intentionally damage property, with courts awarding actual damages or $1,000 (whichever is greater) plus attorney's fees.

Illegal possession of property during a 7-year period cannot be used for adverse possession claims, and subleases made in violation of lease agreements do not establish legal standing to occupy.
