• Expands crimes allowing tenants to terminate rental agreements to include burglary, residential entry, and criminal trespass if committed at the dwelling.

• Broadens the definition of "applicable offense" from sex offenses to all offenses against the person under IC 35-42.

• Allows tenants to terminate leases with a police report instead of requiring a civil order for protection or criminal no contact order for certain crimes.

• Requires tenants provide landlords 30 days written notice of termination including a copy of the relevant police report, civil protection order, or criminal no contact order.

• Takes effect July 1, 2012.
