Amends K.S.A. 58-2559 to allow tenants to terminate rental agreements 30 days after giving written notice of material landlord noncompliance, regardless of the periodic rent-paying date

Landlords have 14 days to initiate good faith efforts to remedy breaches; if the same or similar breach recurs, tenants may terminate without providing another opportunity to cure

Tenants cannot terminate for conditions caused by the tenant, their guests, or their animals

Tenants retain the right to recover damages and obtain injunctive relief for landlord noncompliance in addition to termination rights

Upon termination, landlords must return the recoverable portion of the security deposit under K.S.A. 58-2550
