Violations constitute unfair competition under Massachusetts consumer protection laws (Chapter 93 and 93A), with successful plaintiffs entitled to attorney fees, expert fees, and investigation costs

Invalidates predispute arbitration agreements and class-action waivers at the election of plaintiffs alleging violations of this law

Applies to residential dwelling units used as primary residences, excluding medical care facilities, long-term care facilities, and detention/correctional facilities
