Amends Chapter 266, Section 120 of Massachusetts General Laws to allow property owners and landlords to request immediate removal of squatters through the county sheriff's office

Protects legitimate tenants who rightfully entered the premises and continue to legally reside there under a lease or written agreement

Establishes three conditions for removal: the property was not open to the public when occupants entered, the owner has directed occupants to leave, and occupants lack a valid lease or have violated/exceeded their agreement terms

Creates a streamlined process where owners submit a verified complaint form (in writing or online) to the sheriff's office to remove unlawful occupants
