Amends Chapter 254, Section 8 of the General Laws governing mechanics' liens dissolution timelines for contractors and subcontractors

Establishes four alternative deadlines for lien dissolution, whichever occurs earliest: 90 days after notice of substantial completion, 120 days after notice of termination, or 120 days after last labor/materials furnished

Creates a new 5-year automatic lien dissolution for residential properties with 1-4 dwelling units after Notice of Contract filing, provided the homeowner files an affidavit stating no known outstanding debts to contractors or subcontractors

Requires lien claimants to file a statement with the registry of deeds including the amount due, property description, and owner names to preserve the lien

Permits early filing of lien preservation statements before formal completion or termination notices are recorded
