Amends M.G.L. Chapter 184, Section 24 to cure technical defects in recorded real property instruments after a 10-year period from recording

Expands the types of defects that can be cured to include irregularities in seals, grantor clauses, acknowledgments, witnesses, attestation, execution methods, and authority of signatories acting under power of attorney or on behalf of trusts and entities

Recorded instruments with technical defects become fully effective after 10 years unless a legal proceeding challenging the defect is commenced and properly noticed within that period

Applies to instruments recorded before, on, or after January 1, 2026, except for documents already subject to pending court proceedings filed under prior law
