Amends Chapter 184, Section 24 of Massachusetts General Laws to cure technical defects in recorded real property instruments after a 10-year period from recording

Technical irregularities that become cured after 10 years include defects in: seals, grantor clause forms, acknowledgment forms, witness/attestation requirements, consideration/address/date recitals, power of attorney authority, and authority of trustees/managers/partners/officers executing documents

After 10 years, instruments with these defects become fully effective as if no defect existed, unless a legal proceeding challenging the instrument is commenced and properly recorded within that period

Applies retroactively to instruments recorded before, on, or after the effective date, except where court proceedings challenging validity were already commenced under prior law
