Amends Chapter 40A, Section 3A (the MBTA Communities Act) to add standardized definitions for transit-related terms used in zoning guidelines

Defines "bus station" as bus rapid transit stops with sheltered platforms or fixed infrastructure, including all MBTA Silver Line stops, while "bus stop" refers to unaccompanied embarkation points

Defines "subway station" as MBTA stations on Red, Blue, Orange, or Green Lines with uninterrupted service to/from Park Street, Government Center, Downtown Crossing, or State Street stations

Defines "commuter rail station" as MBTA stations with year-round service, including those under construction but excluding stations where service will be terminated or reduced

Establishes "rapid transit community" as an MBTA community with at least 100 acres of developable station area near subway or Silver Line stations
