Prohibits court-awarded costs or fees in Anti-SLAPP cases from resulting in liens against a losing party's primary residence or primary business (if 500 or fewer employees), when both plaintiff and defendant are natural persons

Authorizes courts to order mediation when a party files a special motion to dismiss under the Anti-SLAPP statute

Suspends accrual of attorneys' fees and costs during the mediation period

Requires mediation to be conducted as expeditiously as possible, with the court ruling on the special motion if mediation fails to resolve the dispute

Amends Section 59H of Chapter 231 of the General Laws (Massachusetts Anti-SLAPP statute)
