Prohibits local zoning ordinances from banning, unreasonably restricting, or requiring special permits for single-family homes on lots with at least 5,000 square feet and 50 feet of frontage that have access to public water and sewer service

Applies to any zoning district that allows residential uses, effectively overriding local minimum lot size requirements that exceed these thresholds

Municipalities may still impose reasonable regulations on setbacks, building height, bulk, and short-term rentals

Executive Office of Housing and Livable Communities authorized to issue guidelines or regulations for implementation
